If you’re planning to build or renovate your home, you may be wondering: What happens next? At Karenna Wilford Architects, we guide clients through every phase — ensuring your vision becomes reality with clarity and care.

Here’s an easy-to-follow breakdown of what to expect at each stage of the journey.

1. Initial Consultation & Feasibility

Architect and homeowner sitting at a kitchen table reviewing sketches and notes — representing the early consultation phase of a project.

This is where we get to know you. We’ll discuss your goals, budget, and site specifics, as well as any concerns or inspirations you bring. We also assess feasibility — can your ambitions be achieved on your plot, within planning regulations, and on your budget?

2. Measured Survey & Site Analysis

Next, we gather detailed measurements of your property or site and assess its orientation, surroundings, views, light conditions and constraints. This data becomes the foundation for all future design work.

3. Concept Design

Here, the creativity begins. We present initial ideas — usually multiple options — based on your brief. These explore layout, style, flow, and how spaces feel. We focus on unlocking potential while reflecting your lifestyle.

4. Developed Design & Planning Submission

Once a direction is chosen, we refine the plans. We add detail, materials, and technical thinking to ensure your design can be built. At this point, we also handle your planning application or permitted development submission.

5. Technical Design & Building Regulations

This is where drawings become technical blueprints. We specify structure, materials, energy performance and compliance with building regulations. We may also bring in consultants like structural engineers or sustainability experts.

6. Tendering & Contractor Selection

Contractor reviewing blueprints and floor plans on a desk with digital devices, hard hat, and measuring tools—depicting the tendering and contractor selection process.

Once the design is ready to be built, we help you obtain quotes from vetted builders. We can assist in evaluating tenders and making sure everything is clear before contracts are signed.

7. Construction Begins

The build is underway! We offer contract administration to make sure the work stays aligned with your drawings, timeframes and budget. We’re here for regular site visits, problem-solving, and ensuring quality.

8. Completion, Snagging & Sign-Off

Completed contemporary countryside home with timber and brick façade, landscaped frontage and large glazed entrance — representing the final completion and sign‑off stage of an architectural project.

Once construction is complete, we carry out a final inspection to address any snags and ensure everything meets the agreed spec. After sign-off, you move in — and enjoy your new space.

Bringing You Peace of Mind at Every Stage

Our goal isn’t just to design beautiful homes — it’s to make the process as smooth and enjoyable as possible. With clear communication, structured stages, and thoughtful guidance, we help you feel confident every step of the way.
