Project management

Whether it be making the most of where you are living, maximising the long-term value of your property or producing new space for living or working, Karenna Wilford Architects can turn your aspirations into reality.  You may have an existing property that you wish to extend, redevelop or refurbish, or you may have a site to develop a new building.  We can help you plan and build to meet your requirements.

“They took our ideas, looked at the space we have and how we used it, identified the constraints and suggested changes that stepped beyond anything we would have thought of on our own. It was an exciting process and Karenna was a joy to work with.”

Understanding your goals is vital.   We offer a free initial discussion to enable us to listen carefully to your requirements.  This allows us to determine what the project entails and how we can help you.  To meet your specific needs, we can offer a range of services, from design only to a full Architectural service from inception to completion as well as bespoke project management.

“KWA project managed all the building works as we had very specific requirements and wanted to use specialised contractors. They were very efficient and kept us well informed of the impact some of the design decisions would have on our budget! We love our new home and can thoroughly recommend Karenna and her team.”

Design process

Once we have been appointed as your Architect we will meet and discuss the project in detail to enable us to fully understand your ideas and preferences before we form a brief.

The design process involves us suggesting ideas and providing sketches, discussing them with you and eventually producing drawings and written information that will enable a Builder or Contractor to provide an estimate for the works to be carried out.

We will submit the necessary Planning and Building regulations applications and liaise with the relevant Council Departments. You will at all times be kept informed of the progress and copies of all correspondence will be forwarded to you.

Bespoke project management

We will liaise with the potential builders by meeting them on site to explain the details in order that they may produce a quotation for the works required. Ideally we will obtain three quotations as this enables you to make a choice of builder, confident that you have a competitive price. At this time there will be the opportunity to raise questions and possibly design amendments, should these be necessary.

We carry out site visits and check the work regularly whilst it is being carried out and, when finished, make a final inspection. We will advise you on method of payments to the builder, ensuring that sufficient monies are held back to give a strong incentive for the builder to finish all the works to your satisfaction.

Professional approach

We are an RIBA Chartered Practice and registered with the Architects Registration Board, giving you the reassurance that we will carry out our work with professionalism. As Architects we have a very unique ability to see things from the widest possible perspective and also focus in on the small things that will make all the difference to the project.
